EPISODE 2: THE ART OF THE DEAL

The market sets the stage for each property’s list price, and this particular case involved a property priced to challenge the market’s status quo. Initial showings led to a strategic pivot — an impromptu open house designed to shift market perception and stimulate buyer interest. This move proved effective, attracting Buyer 1, whose opening bid set the stage for negotiation.  Meanwhile Buyer 2 engaged in financial preparations.

With my advisement, the Seller confidently declined Buyer 1’s initial proposal. The plot thickens with Buyer 2, previously on the sidelines, now stepping forward, their financial blueprint ready.  Buyer 2’s offer, after careful consideration and negotiation, was brought to an acceptable level. However, in a turn of events, Buyer 1 returned with an improved offer which was ultimately the winning offer. My close examination of Buyer 1’s financing revealed cracks in their foundation, necessitating last-minute strategic adjustments to protect the Seller’s position. The Seller’s interests remained at the forefront of each decision. Buyer 3 also expressed interest, potentially as a backup offer, should the primary agreement fall through.

During the inspection phase, despite the Seller’s thorough disclosures, a comprehensive report from the inspector prompted a series of buyer demands. With my guidance, the Seller navigated this phase effectively, dismissing previously disclosed concerns, addressing the valid concerns and negotiating terms that reflected fairness and due diligence.
