When a home doesn’t sell quickly, the diagnosis depends entirely on the price segment. Time on market does not mean the same thing across the board, and treating it as if it does leads sellers to make the wrong decisions.
In the more affordable segments of our market, a slow sale is usually a signal that something needs to be adjusted. Buyers in this range are active, comparison-driven, and decisive. If showings are happening but offers are not, I look first at pricing through a current, data-driven CMA. I also pay close attention to feedback coming out of showings. In this segment, condition matters in real time. Strategic mid-stream adjustments – fresh paint, lighting changes, floor refinishing, or addressing a recurring inspection concern – can materially improve buyer response and restore momentum during the marketing period.
Luxury homes operate under a completely different dynamic. The buyer pool is smaller, far more selective, and often waiting for a very specific combination of location, architecture, scale, and finish. These buyers are not compromising, and they are rarely in a hurry. In a market like Pittsburgh, it is not unusual for a luxury property to take many months, and sometimes well over a year, to find the right buyer, even when it is well-priced and well-presented.
That does not mean the strategy goes on autopilot. I continuously reassess luxury listings against evolving comparables, competing inventory, condition perception, and showing feedback. But just as important is helping sellers understand when reassessment is warranted and when patience is the correct and disciplined choice. For many luxury homes, time is not the enemy; misaligned expectations are.
The mistake is applying fast-moving, entry-level market logic to a high-end asset. When sellers understand the rules of the segment they’re in, decisions become calmer, smarter, and far more effective.
