Most buyers believe the home search starts with showings. In practice, experienced buyers start by choosing an agent. The consequence of reversing that order is subtle but real: decisions begin forming before anyone is accountable for protecting the buyer’s leverage.
When buyers start touring without representation in place, they often fall into what I call showing-agent drift. Homes are unlocked, questions are answered, but no one is advising on pricing risk, resale implications, inspection exposure, or negotiation posture. By the time a serious opportunity appears, the buyer is emotionally invested and structurally under-advised.
This risk increases when buyers click “Find an Agent” on large real estate websites. Those tools are not vetting systems. They are lead-distribution platforms. Agents appear based on advertising spend, response time, or rotation, not on experience in your price range, negotiation skill, or transaction complexity. Buyers often assume they’ve been matched with “the best” agent, when in reality they’ve been routed to an available one who is paying for their name and number.
Smart buyers do their own diligence before the first tour. They review an agent’s recent sales to confirm experience in the price range they’re considering, not just familiarity with the area. They look beyond Instagram and read professional profiles – LinkedIn, brokerage bios, and credentials – to understand background, education, and how the agent has invested in their own expertise.
They also read reviews selectively. Volume matters far less than content. Reviews that reference problem-solving, inspections, negotiations, and follow-through are far more predictive than generic praise.
Choosing an agent before touring doesn’t slow buyers down. It prevents false starts, protects leverage, and ensures that when the right home appears, decisions are made with clarity instead of urgency.
